How big is your BBQ joint ?

Well we started with a 6000 square foot building that we were going to use 4800 feet of so we would not have to sprinkler the building, well the fire marshall let us know today that we would have to sprinkler the building since it is all under one roof, this is going to cost us a pretty penny but is going to expand the size of the restaurant. Now it looks like we can seat about 135 folks not counting the extra 1200 feet that we now have to include in our restaurant, I think we will use it for banquets/private parties etc., we are barely started and things are getting dicey, how big a place you guys running ?

Not sure but I think we're at 1800' for the dining area 65 seats, perfect for the amount of business we do. Of course we aren't a high volume bizz like some on here so that's probally too small for most.

I am a laid off sprinkler fitter so I like to hear guys are installing the systems, sorry about the cost though, I would guess your insurance might go down if you are fully sprinkled though.

Heck if you lived closer maybe you could install the sprinkler system. I am a little concerned because our initial cost has gone up quite a bit, hopefully we can make this thing work.

I don't know what our square footage is but our main dining room seat 94. We also have a private dining room that seats about 34. That is primarily used for private parties, grooms dinners, retirement parties etc. I REALLY wish the private dining room was a lot bigger. We often have to turn down bigger groups and I hate that. If you have an extra 1200 sq ft to play with, make good use of it. A separate event area can be a real gold mine.

We are hoping to have a good use for the extra space like you have mentioned, it is just the cost of adding a fire sprinkler system and finishing out the extra 12oo feet, oh well, go big or go home, Right ?

My place is about 1900 sq/ft. Thankfully, no sprinklers required, because all of the other cost overruns were ridiculous as it was. Shocked

We are building/remodeling a building now. We already have a good beef jerky business with 99% of our sales through our drive thru window and we are adding BBQ. We are starting out with a small place of only 900 square feet total, but it will all be paid for as we go! If it goes over well.............we can easily grow.
