I don't know about your State, but up here in Canada, Manitoba to be exact, you don't even have to be a certified plumber to do an install. If I were down there and the tank was $250, the most I would have to spend on "parts" would be $100 and about 2 hours labor. Even paying $40/hr the total cost without the electrician (if you need to run a new line here) would only be $430-$450. Man for $1100 I would probably come down there and do it for you. I think because it is for a commercial use they think it has some fancy codes to follow and maybe justifies the extra cost. No way. That is a crock. Phil, why don't you get a do-it-yourself plumbing book and "do-it-yourself. I have changed lots of tanks and it is not hard. _________________ 18.5" WSM & 22.5" WSM

I have installed at least 3 water heaters before
and it wasn't difficult at all.
For some reason I was thinking there would be
some code prohibiting me from doing it myself....
but I went back to the shack this evening and
got a closer look at the 2 gallon water heater that is coming out.
It's nothing fancy! Just the in and out connections
(normal threaded fittings that can be removed via a wrench),
and a down spout.
No big deal.
I think all that should need to be done is to use
copper flex pipe extentions (about 6 ft long) that simply have the
same...threaded fittings that just screw on...
much like adding a length to a garden hose.
Then the down spout is just a real simple pipe off the
valve on the side and only a few inches to the drain.
I don't even think a permit would be required since
I'm not really re-plumbing anything.
No cuts or soldering or sweating any pipes.
I will still have to hire an electrician for the 220 to get run though.
I'm not skilled enough for that.

When you talk to him use the words replace not new.sometimes the new makes for permits and inspections where replace doesn't. _________________ Good BBQ is all smoke and beers!

I got my 40 gallon water today,
and some corrugated conduit, mounting brackets and
the wire needed for the tank.
$300 total.
I set everything up and ran the wire
(but DID NOT) do any actual electrical work.
I'm saving that for the certifed electrician....
but now it will be just a matter hooking it up.
I figure why pay for labor on stuff I can do.
I didnt run the water lines yet.
I talked to a guy (licensed!) today that says
he can hook up (the plumbing part) of my 3 hole sink,
grease trap and the water heater for about $200.
That's a far cry from $1100.00!
I probably saved having to pay for
at least 2 hours labor by doing the work I did today
Here are pictures of everything so far....
Here is a box I added so the wire neatly goes
into the wall near the fuse box
I REMOVED THE FUSE BOX COVER AND
PUNCHED OUT A HOLE CAP TO ALLOW THE WIRE TO
ENTER THE FUSE BOX,
BUT DID NOT HOOK THAT WIRE UP!
I MEASURED THE CONDUIT,
CUT IT AND INSERTED THE WIRE,
THEN STUCK THE CONDUIT TO THE LITTLE WIRE BOX,
AND FED IT INTO THE FUSE BOX...
THEN I RAN THE CONDUIT UP THE WALL,
ACROSS THE CEILING AND INTO THE BATHROOM...
THE WATER HEATER READY FOR JUICE AND THE PLUMBER...

I painted some of my signs and put them on the building today.
I got the rest of them painted this evening and will try to hang them tomorrow.
Lowes will set the fence posts tomorrow and then hang the fence on Friday!
The plumber will hook up my sink and grease trap in the morning and I have an electrician ready for Friday, or maybe Monday.
After that all I need is the walk thru inspections by the Building Insp, HD & FD.
This weekend we will do a test burn on the new smoker we built and make any mods that need done (larger smokestack?) hopefully it will work as is.
Hopefully everything will pass and I can get my food order in!
I hope to open next week!

glad to hear all is going well, one thing I never have to deal with anymore in my part of the world are inspectors, safety is important here as anywhere, but it's more realistic here, like I grew up with in US, just can't imagine what you guys put up with concerning all these rediculuous regulations and inspections. Anyway your signs look ok, but you need to make that place stand out with some sort of flashy large signs and colors. Looks like your in a lot, so get in your car and drive around the local in and out access areas close to where your located, your plan should be anybody entering that area should be able to see clearly a sign saying what your offering and where your at. Big simple banners, bill boards, perhaps an awning with a banner, etc. But I'd recommend you make sure anybody in the area can see some sort of sign leading your your shop. We got a lot accomplished today but first....
A question was asked about what am I doing to promote the BBQ and the big opening...
We have been passing out flyers everywhere and
also have been telling people since December
about the BBQ and where it will be.
We are also going to blast it on
Facebook to about 5000 people
(one of my friends has that many people in
his network here in town).
The shopping center is going to do a
customer appreciation lunch for employees
of the shopping center on opening day!
That is going to be crazy, but a great opening day most likely.
I'm not done putting up signs yet.
Thats just the two I got up the other day.
I put up a big one on the front of the building this morning.
I will be painting some flames across the bottom of it this week...
..and I still have to install the main marquee (sign) on top...
see the frame for the sign .
I also have the menu boards to
go on both sides by the windows.
TODAY...the Plumber got the water heater,
sink and grease trap hooked up,
the Electrician got all of the electrical issues fixed and
I tested all of that kitchen equipment I bought...it all worked!!!
The fence contractor also set the posts for the fence
that goes up in the back for the smokers
and they return tomorrow (Friday) to hang the fence.
We discovered that the water meter on the backflow system
had busted during the winter and the management
had to go into town to buy another one ($180) and
then when the city water guy came out to install it
he turned on the water and discovered a
water leak in the wall between the kitchen and the bathroom.
The water lines in that wall go to the
3 hole sink and the hand sink.
The plumber is coming back out at
8:30 AM to fix it at the landlords expense
(leak occured during the winter, before I took the building).

I think I may paint a big BBQ PIG on that blue door...it needs something!

| I just stumbled on this post. I dont spend much time in this section. Thanks for sharing your start up. I love your vision and i enjoyed seeing your fathers picture with Myron, i bet that was awesome for him from what i read from your past posts. Your really doing an awesome job and i think your location is great. There is alot of traffic that passes on the loop. Best of luck buddy. |

Man that is looking great!! Boy that fence is great area to advertise with banners, signs and just all kinds of bbq stuff. Can't wait to see some smoke rising above the building. We fired up the monster today....
The LP Pipe burner worked fine....
And we burned it up high for about an hour.
then built a wood/coal fire down below...
and the smoke started.....
Then the pipe burner went out, a couple of times.
The smoke was choking it out!
...So on a hunch I just shut the gas down and l
eft it off to see what would happen. ....
The grill maintained 250 degrees for
about 4 or 5 hours with little effort, using
only the firebox and not the gas.
I had about 10 or 15 lbs of charcoal in it and
used about 8 logs for the whole day.
I have decided to use the gas burner only to
pre-heat the oven area,
then shut that down and build the fire and l
et the fire do the cooking....
like a real pit should anyway!
We are going to test drive it tomorrow with ribs,
pork steak, pork shoulder country ribs and
chicken leg quarters (Smoked Baked Beans also!)....
I will let you know how it goes....
with pictures of course!
Got the fire going...
2 or 3 logs in there....
NO gas on...just wood and coal...good flow of smoke..and a steady 250 temp!

Good call on the gas!
I'd leave the burners installed (for use without the firebox)- there are times when a large oven comes in handy.
My catering operation wouldn't be the same without the smoker, large vertical (oven or smoker), and gas grill. _________________ BBQMAN

A suggestion incorparate as much red and yellow in your signs and structure as you can,those 2 colors say BBQ more then any other

Thanks everyone for following my story,
and for providing me with your ideas, comments, moral support,
and mostly for your enthusiasin and encouragement!
I makes a big difference on the days when you
feel like you are too tired to go on.
You just have to see the big picture.
This forum has helped me to keep on track and
remain energized about getting my bbq up & running.
It is looking like the opening day will
end up being this coming Friday
(march 19th, 2010).
There is a 60% chance of rain. ...
but thats not stopping me.
We gave the new smoker a real test today...
I fired up the gas to pre-heat the oven chamber...
got it up to 300,
then built a good coal fire below....
shut the gas off....added wood and
when the fire was good and ready added the meat...
I used hickory wood and hardwood lump coal today.
We cooked Chicken Leg Quarters, Pork Steak,
St Louis cut Ribs, Pork Shoulder country style Ribs,
and baked beans all in the smoker.
The temp ranged from 200 to 270.
I will have to get used to it to get more control over the temps.
Everything I cooked today was ready in 3 1/2 hours.
...and it was great!
My KC style BBQ sauce was a big hit.
Gibbs (my grill builder) had 4 of his friends &
neighbors over to try out the Q.
They werent talking to much during the meal....
and the meat was doing a vanishing act fast!
They told me do not change a thing...they loved it!
What a relief....since it was the first cook on the big grill.

we were too busy cooking and eating (....and eating!)
I didn't use the charcoal shown in this picture...I used the hardwood lump coal instead. It worked great....picked it up at Sam's club last night..
The hickory logs came from my father-in-law. He has tons of it!
